The Vicarage was originally built in 1926 using locally quarried blue lias stone, by the Squire for the vicar of Butleigh. Situated adjacent to the parish church of St Leonards, The Vicarage is situated in what was formerly part of the Butleigh Court estate, sitting just off the High Street in the heart of the village, ideal for all the local amenities. This imposing period house, has been sympathetically restored and updated by the current owners, enjoying light and spacious accommodation, together with a detached garage, stone barn and generous garden. You enter the property via a heavy wooden entrance door, into a vestibule hall, which in turn opens into a reception hall. There are three principal reception rooms off the hall. A sitting room with ‘french’ doors out onto the garden. A drawing room with feature fireplace and large bay window to front and a dining room, also having a feature fireplace, dual aspect windows to the front and side, plus oak double folding....

doors opening into the kitchen. Here there are a range of custom made ‘Scottish Elm’ units with granite work surfaces over. Integrated appliances include a dishwasher and fridge, with a twin oven 'Rangemaster' cooker, recessed into the former fireplace. The kitchen also benefits from underfloor heating. To one corner, doors open into the rear porch, a walk-in pantry cupboard and a utility room with fitted dresser and base unit, having plumbing for washing machine and tumble drier. Finally, on the ground floor, to the left of the entrance hall, is a cloaks/boot room with boiler cupboard housing the gas fired central heating system.

First Floor accommodation

On the first floor, the landing has a large leaded window to the rear and doors opening into the six bedrooms and family bathroom. The first bedroom on the right has a window to the side and a built in cupboard. Three further double bedrooms, all having windows overlooking the garden, featuring fireplaces and built in cupboards. The fifth is a single bedroom and the master bedroom has an en-suite shower room. Finally, the family bathroom is beautifully appointed with a fully tiled shower enclosure, bath with central taps, WC and wash hand basin.

Standing in approximately 0.30 acres if formal gardens, The Vicarage is approached from Church Close, through a stone pillared entrance with secure wooden gate, opening onto an extended gravel parking airing, leading around to the detached garage and workshop. To the right, a path extends to the established garden, laid mainly to lawn and screened by a mature Laurel hedge, enjoying a southerly as aspect and a good degree of seclusion. The garden is interspersed with mature shrub and flower beds, extending around to the far side, where the stone barn is located. This does offer some further potential for a variety of uses, subject to any necessary consents. Both the barn and the garage have power and light supplied. The property rather uniquely has two wells, plus a gardeners WC.

The Vicarage is situated in the heart of the most sought-after mid-Somerset village of Butleigh, which has local amenities including a post office/store, primary school, church and public house. The historic town of Glastonbury is 3.5 miles whilst the thriving centre of Street is 3 miles and offers a wide range of facilities including both indoor and open air swimming pools, Strode Theatre, Strode College and the shopping outlets in Clarks Village. There are a number of excellent independent schools within easy reach including Millfield (Senior School in Street and Prep School in Glastonbury) 2 miles, Wells Cathedral 10 miles, KIngs of Bruton and the Sherborne schools. In total there are up to 15 independent schools within a 15 mile radius of the village. For the commuter Castle Cary Station (fast link to London Paddington) is 9 miles, M5 (junction 23) 15 miles and the A303 at Podimore 8.5 miles.

From Street/Glastonbury take the Butleigh Road and proceed through the hamlet of Butleigh Wootton. On entering Butleigh, pass Butleigh Court on the left and continue into Sub Road. Take the left turning into the High Street and then left again into Church Close (leading down to St Leonards parish church), whereby you will find The Vicarage, almost immediately on your right hand side.
